Denver, Colorado Real Estate market conditions and sales statistics are holding steady for the month of March, 2007. Metro Denver Real Estate sales are holding their own as compared to other areas in the county.
End of First Quarter is Looking Better
According to the March Metrolist, MLS, Statistics, 3,315 residential properties were sold in March, up from the 2,413 that were sold in February and 2,667 in January.
Looks Like Inventory Is increasing For the Season
The stats also indicated that 959 condos were sold in March, up from the 677 in February and 873 in January. Active Residential listings increased to 19,513 in March from the 18,297 in February and 17,985 in January and condo listings showed a slight increase of 6,917 from the 6,541 in February and 6,365 in January.
Slight Tick Down In Sales Volume And Upward Movement In Sales Price
Comparing Denver, Colorado Real Estate Sales and Market Conditions to this time a year ago March, there were 19,642 active Residential listings and 3,432 Residential sold properties and 7,667 active Condo listings and 973 sold. While we are slightly below the 2006 figures in number of active listings and sold properties in March, the interesting statistic is the Median and Average Sold prices. In March 2006, the median residential sold price was 247,500; in March 2007 the median sold price was 240,000. Average residential sold price for 2006 was 313,339; March 2007 was 302,084. Condominium prices have fared somewhat better than Residential prices. Median for Condominiums in 2006 was 159,900 compared to 153,000 in 2007. Average sales price for condos in 2006 was 182,727 and in 2007, 183,451.
