BrokeripTV : What is difference between selling a home that’s 200,000 and 2 million. The transaction is essentially the same correct?
Linda Behr: The transaction is essentially the same I think the timing can be a lot different. I think that the understanding for both the seller specifically the seller and understanding where the buyers are in their range of price is really exactly the same. They are wanting to identify whose coming and who is going to buy the home in the professionals opinion. However, I think we are in looking at different realms as far as price points. It’s really you have to put in a very high level of care and skill involved in both the 200,000 or a 2 million dollar property for example but I think that sometimes actually in a higher end home price, it’s sometimes easier because the people have in many cases experience selling homes before and so they understand the process, where as a $200,000 price point might be a first time buyer in the Denver metro area and so that might take a little bit more clear defining certain parameters that two of first time home buyer.
Displayed Question: WHAT’S THE KEY?
BrokeripTV : Is the key behind sign luxury real estate really in the marketing because you don’t pluck $20 million buyers out of the air?
Linda Behr: I think it is in the marketing. I think that marketing people that say they can put the sign in and put it in an MLS service and pray that itself is passé at this stage. They won’t I think be very effective and they would be not even lucky. So I think what it does is it does take marketing but more than marketing it takes a combination of marketing and networking because you have to have your wits about you at all times. You have to have basically if you will your antenna up, so you can really listen and hear and identify perspective buyers for your properties that you have listed that may not be evident to everyone. So I think it’s the networking that is combination of the marketing too.
Displayed Question: WHERE’S THE NEXT “HOT SPOT”?
BrokeripTV : Now I think everybody in the Denver area knows about cherry hills, and the properties they are in cherry hills but can you give me a little forecast of where you think the next hot luxury spots going to be in town.

BrokeripTV : Is the internet as important and in luxury homes?
Linda Behr: Absolutely it’s very important in luxury homes. It’s important in all home price points but luxury because a lot of the demographics and the numbers of people that are getting on the internet what we are finding is they typically the individuals in all price ranges and including the luxury are looking on the internet first, getting a taste of what they might see typically though it does not preclude hiring the broker and having their input because no matter how good or clear you are on where you want to move. Unless you have had the chance to either be there yourself or really talk to someone you trust and understands those areas. You really do need to have both the internet and then both the personal interaction with the broker of your choice.
