Interviewer: Hi, I am Kathy Soltero with Metro Brokers TV. Today in the studio, we have with us Tom Guest, he is with Key Masters Real Estate, and he is also our president of Metro Brokers, Inc. Thank you so much for coming in, Tom.

Tom Guest: You're welcome, Kathy.

Interviewer: You have been president since the beginning of January for 2011, and tell me how things are going so far?

Tom Guest: Things are going good. You know it's been a real privilege and honor to be president of Metro Brokers. We are an organization that elects their board of directors, we elect our president, so we are self run, we are self ruled, and it's been very enjoyable.

Interviewer: And you're still doing real estate at the same time. So you've got a lot going on.

Tom Guest: Yes.

Interviewer: What sort of activities are you involved in?

Tom Guest: With Metro Brokers, I mean we do all of our planning, we have the triathlon coming up, I am involved with all kinds of activities that will span everything to build our business for Metro Brokers.

Interviewer: Real estate has been tough. So, what are some of the challenges that we have been facing as in Metro Brokers?

Tom Guest: Well one thing is our membership, membership numbers have been slipping last few years, but as it has in all organizations, the one thing we are trying to do is to build our membership to get our word out, to let everybody know how good we are as a membership organization, what we can offer them.

Interviewer: Why should somebody join Metro Brokers?

Tom Guest: One thing about Metro Brokers is we are unique in the business, compared to other companies. We offer someone the entrepreneurship to where they can open up their own office; they can start as a broker associate, they can develop into a broker. They can become an employing broker and they can become an office owner.

Interviewer: So there is a really wide range of opportunities for people to come into Metro Brokers. What about cost, is it a better deal for people do you think?

Tom Guest: Oh! The cost savings is tremendous, you can join Metro Brokers for only $80 a month and then you will have an office fee, but basically you are 100% broker, you are in charge of your own future, you own your own company for $80 a month, nobody else offers this.

Interviewer: What are some of the other aspects of Metro Brokers that make it so enticing for people to join?

Tom Guest: The things that make it enticing to join is that you can form your own business and you can have associates working for you. So you can have your own business, this carries on with you forever, no one will take it away from you. You can do your own business, you can be a loan officer, you can have loans, you can do property management, and you can do relocation. So you form your own organization, you can do whatever you want within that organization and have your own agents working for you.

Interviewer: What are your hopes and aspirations for Metro Brokers while you are president?

Tom Guest: Well a couple of things that we are looking at that are very important to us is to build our membership numbers. So we want to build those back up into the 1500 range. We want strong offices; offices are the key to our company and our success. So increase the strength of the offices, improving communication, communication to the office owners, communication to each of our brokers from corporate.

Interviewer: We have great access on the web as well and websites for every individual involved in Metro Brokers, as well.

Tom Guest: We do, we offer a free website, we also have metrobrokersonline.com and that is a complete website for the public to search for properties and offers all kind of opportunities for everyone to build our membership.

Interviewer: Especially on the video aspects too, they can get interviewed and have a video presence as well.

Tom Guest: Yes.

Male speaker: Metro Brokers Real Estate: The Colorado brand that is growing. Here is why!

Male speaker: I was with RE/MAX for about five years and one of the changes that I did make going to Metro Brokers was just to have the independence of Metro Brokers and to be able to own my own company.

Female speaker: Metro Brokers really offers tools to their agents that other companies don't seem to offer.

Male speaker: You know I think I was ready for a change. I was there at ten years. It was a great company nice people. Then they merged a couple of our offices together which I wasn't real fond of that and because it became such a big office than them to deal with so I decided to come to Metro Brokers and certainly have enjoyed it.

Female speaker: The cost to RE/MAX really was not making sense for me as to what it was doing for me as getting basis and what the cost was, so I decided that I could do my own thing and I like the idea of Metro Brokers still having a big name.

Male speaker: There were a couple of things but one of the big one's is that RE/MAX the office owner gets the benefit of all the things that are bought for the office but they're paid for by the agents. They also need to operate at a profit and in most cases in Metro Brokers it is not. We just kind of get together, share expenses share what we are doing and we all get the benefit of a lower cost.

Male speaker: I had seen and heard people talking about Metro Brokers and what we might able to find there and that there were office that had, you know, technologically advanced services and equipment and so forth and could teach us. So, that was great. I want to go there.

Male speaker: I think probably more independent because the company I was with was pretty structured and getting more and more structured as the days went by. So I liked the independent feeling of it.

Male speaker: I started looking at the cost. It seems like it was just doubling. When I interviewed with Metro Brokers it seems like I could keep my cost down. Therefore, I could keep my cost down for the clients.

Female speaker: I just like the idea of being my own boss. I could work from home but yet I still have an office, professional office that I could go to. Everything just made seems to me and I love it and wished I could have done it a long time ago.

Male speaker: Being able to control your own cost and control what you do and make your own decisions. You can do that at Metro Brokers is that, it is there enlarged at RE/MAX but not totally.

Male speaker: I guess I got to the point where it did not made sense anymore. When I was doing it with RE/MAX it was fine but then I got to point where you know just spending this much money just didn't make sense so I just decided that it wasn't so.

Male speaker: Metro Brokers offers a great opportunity plus there is a lot of savings in your expenses. It reduces the expenses your outlay of dollars and it gives you the full ability of having a national brand name and to be able to do your business.

Female speaker: Well I think in the real estate business you developed confidence and self-assurance over time and one of the things that I realize is that I can do this on my own smart enough. I have enough resources. I have a good sphere of influence and I have a good client base so that I can do this without a big emblem behind me although I believe that Metro Brokers is a really respectable company and people... You know, I can go to a listing presentation with a Metro Brokers' logo and get the same respect.

Male speaker: I came from [indiscernible] [00:03:50] and then I went on to RE/MAX and I always looked at Metro Brokers as the [Inaudible] [00:03:56]. Metro Brokers has come a long way since the get-go and there's a lot big companies within the system.

Male speaker: What I found since being with Metro Brokers is we are the only organization that is out there that you could start as a broker associate, you can move up to an independent broker, you can get your employing broker license and develop your own broker team and you can be an office owner. So, it is the only company that is out here that you can actually start and stay with Metro Brokers through your whole career and open you own office and no other companies offers that.

Male speaker: What I like about Metro Brokers is that I feel like I, you know, I am a little bit more at liberty to do what I want. No I don't have quite constraints to work with them that we had in the RE/MAX office not the rules and regulations so much as we are pretty much on our own. I do not get told how to advertise, you know, how to carry on my business and that is the part I like about it.

Male speaker: I always thought Metro Brokers was a brokerage that they did everything and then I realize that it is not that you are basically independent. What you get from Metro Brokers is that is the market, brand and then you know the presence that you know Metro Brokers has.

Male speaker: You know in these times right now, it is hard. It is not so much how much you make any more, it is how much you keep. You can keep your cost down, not change your services, I think that's why they are switching over.

Male speaker: Oh, I would think financially is probably the first big reason and I think also that independent feeling might be a pretty important one too. When I was at the other company I was paying about $1800 a month and now I am about $200 a month. It is pretty easy math.

Female speaker: I think the biggest priority thing is the cost. RE/MAX is a good name and all that but I just don't think for what you have to pay for that it's doesn't make sense especially in the market we have now and the economy we have now.

Male speaker: I think it is the lower cost and getting what you get for your money and I think that is a huge thing for a lot of people especially in a tight market like this you got to be thinking about how much you are spending on or your works, so.

Male speaker: RE/MAX people are experienced they are great agents but they have an organization that is a little costly to them even though they are a 100 %. What Metro Brokers offers them is the ability to step outside that organization to form their own company and be on their own and most of these people know exactly what to do. They have all the ability to do it the don't need a managing broker over or top of them and once that light bulb goes on and they realized that they don't need anybody as a managing broker and they can do it themselves. They will come to Metro Brokers.

Jerry Boyd sees Metro Brokers as "Grown Up Real Estate"

MetroBrokersTV: I am MetroBrokersTV and you are here today with Metro Brokers TV, and today we are interviewing Jerry Boyd of Metro Brokers, and Jerry, I just wonder how long you have been in the real estate business?

Jerry Boyd: Got in to the real estate business in 1974, so about 34 years.

MetroBrokersTV: So, when you got into the business, who did you work for originally back then?

Jerry Boyd: Originally, I worked for Venture Properties, selling land in the mountains.

MetroBrokersTV: Wow! Venture Properties - any big blue chip company names that you were with? <read more>

Jerry Boyd: Well, later on I went to Century 21 American United at Cherry Creek. There were a 100 agents there. I was sales manager and I was there for five years. Later, I bought my own Century 21 franchise and I held it for 17 years, but in 1992, I came to Metro Brokers and that was a great move; a really good move.

MetroBrokersTV: So, what was it then that made you take the shift over from kind of a blue chip name or a big name franchise like that over to Metro Brokers?

Jerry Boyd: I think it was more profitable. Century 21 wanted 8% of my gross commissions. No matter how much we made, we were always punished by that 8% and we would lose our better agents. In Metro Brokers, you are rewarded for production. In Century 21, Coldwell Banker or Keller Williams you are actually punished for production, so that is the way I see it.

MetroBrokersTV: Sort of like being part of a fiefdom, got to pay the emperor, right?

Jerry Boyd: You have got to pay the emperor on every deal. Somebody has got to pay for it and that feeds the top hat[Phonetic].

MetroBrokersTV: So, the emperor fees here at Metro are at least enough to keep you within the Metro Broker system. I mean, obviously, there are franchises out there still available, whether it is Keller Williams, Exit, Re/Max, etc. You have chosen to stay with Metro Brokers. How long now have you been an office owner?

Jerry Boyd: Over 15 years. I see Metro Brokers as grown up real estate, not junior high school real estate. I see it as a grown up real estate people that know what they are doing.

Unlike Re/Max, Metro Brokers is still true to the original 100% concept

MetroBrokersTV : I am Mark Eibner and welcome to metrobrokerstv.com. Today, we are with Bruce Mitchell and Bruce has just recently opened an office up in the Breckenridge area and Bruce welcome to the show.

Bruce Mitchell: Thank you.

MetroBrokersTV : Just a quick question. With Metro Brokers having good brand recognition down here in Denver, what possessed you to perhaps pick the Metro Brokers brand name up in the mountain community?

Bruce Mitchell: Actually, the Front Range is very important to us. Over 60% of our business comes from the Front Range and Metro Brokers has such a strong presence in the Front Range of Colorado that I feel like it is going to be a great asset.

MetroBrokersTV : So, a lot of your clients, customers up there are actually familiar with the name Metro Brokers.

Bruce Mitchell: I would say two out of three buyers in the mountains are very familiar with Metro Brokers.

MetroBrokersTV : Wow. Excellent. Why don't you tell us a little bit about your office, how long you have been in the business, where you came from before?

Bruce Mitchell: I have been in the business for eight years. I have been with Re/Max. I have been very successful at Re/Max, but I was looking for an opportunity to open my own business. Sometimes you feel like you are beating the beast a little bit at Re/Max. It is a big company. Their rates have gone up quite a bit over time and I think that 30years ago, they were very innovative in bringing the 100% concept to traditional real estate, but today I feel like Metro Brokers has created a model for today's real estate market and in the future.

MetroBrokersTV : I mean it is hard to believe Metro Brokers started 32 years ago and we were a 100% shop back then with one set membership fee per month and 32 years later, we have a one set member fee... membership fee per month, no franchise fees, no advertising fees, no corporate fees, no any fees. Is that something that really attracted you to their franchise?

Bruce Mitchell: It seems like every dollar that you pay into Metro Brokers you get double your money back with the technology that they provide. The website is fantastic and it seems more like we are all here sharing costs rather than feeding the corporate beast like we did at Re/Max.

MetroBrokersTV : Opening expenses, I mean were you kind of shocked at how low it really cost to acquire the Metro Brokers trade name?

Bruce Mitchell: I was very surprised. I don't think most brokers realize how easily they can open their own shop with Metro Brokers.

MetroBrokersTV : Yeah, like office application fee, was it $950?

Bruce Mitchell: That is correct, yeah.

MetroBrokersTV : It is kind of hard to believe. I don't know, I know some of the even, let us just say lesser known Internet based franchises are running ten grand at a minimum and you really get no support, no anything. Have you been pleased with how Metro has worked with you and the support you have got here from corporate down in Denver?

Bruce Mitchell: The people here at Metro Brokers have been wonderful to work with and I have been really blown away by the support that they provide, with the technology, the website, is really going to be a big deal in our business in the mountains.
