Interviewer: Today in the studio we have Belinda Spillman with Aspen Lane Real Estate. Belinda thanks for joining us today.

Belinda Spillman: Hi Kari thanks for having me.

Interviewer: So tell me a little bit about your business.

Belinda Spillman: Well I have been with Metro Brokers since 1996 when I first got my real estate license and this past December we opened up our own company called Aspen Lane Real Estate, I'm the managing broker and Will Hamm is my business partner.

Interviewer: Great. So what would you say are your areas of expertise?

Belinda Spillman: Well, I love new construction, for the past four years I have been working closely with Lennar Homes helping them to market their new construction and I've also started working with Pulte Homes a couple of years ago. Pulte decided to pull out of Colorado altogether this past fall so now we have all of the Pulte inventory listed and marketing for them.

Interviewer: And how do you go about marketing your homes?

Belinda Spillman: Well 95% of all buyers look on the internet before they call a realtor, so it's important to be very high tech and I consider myself pretty hi-tech. I market our homes on a lot of different real estate websites to include RealBird, Zillow, Trulia, Realtor.com and I'm also a very active blogger on platforms like ActiveRain, Google's Blogger and WordPress.

Interviewer: Great. What areas of town do you focus on?

Belinda Spillman: Well I work in all of the Denver metro area, but I like to focus in South East Aurora. I live in Saddle Rock Golf Course Community, but I focus in the neighborhoods of Beacon Point and South Shore in southeast Aurora.

Interviewer: And you mentioned you have a partner, so tell me a little bit about that.

Belinda Spillman: Yes, my business partner is Will Hamm, we've been working as a team for about the past three years now and by doing that we give our clients double the coverage, double the service, it's very rare that someone can't get a hold of us.

Interviewer: So you work together with all of your clients?

Belinda Spillman: Correct. And if we get so busy that we have to split up, we have that luxury because there is two of us.

Rick Watkins: Thank you Kari for having me here.

Interviewer: Well thanks for coming. So tell me a little bit about your business.

Rick Watkins: Well I am a real estate broker in the State of Colorado, I've been selling homes here since 1986 and actually I grew up in a real estate family, and in high school I actually did some of the driving around work putting signs in, in the yards and delivering keys and I've actually been licensed here since 1986.

Interviewer: Wonderful

Rick Watkins: Yeah.

Interviewer: So now you pride yourself on really putting the client first, tell me about that?

Rick Watkins: Well I do, I really believe that the client is number one and I really live on repeat business, so I always treat my clients best and do the best I can for then and make sure that the home or the condo or you know whichever property they are looking for, they are getting what they really want and that it's done, the transaction is done in a competent manner, so.

Interviewer: What would you say are your areas of expertise?

Rick Watkins: Areas of expertise, well as far as you know there's different areas of expertise, there is location and I go all around Denver, whether its Denver metro or Littleton or out to Aurora, or north of Brighton or Roxborough or Castle Rock, so I go everywhere. I also help a lot of people in their first home, you know a lot of people are getting their first home right now, it's kind of fun because now I'm selling my clients' kids houses.

Interviewer: Oh fun.

Rick Watkins: Which is really kind of cool and, but you know first time home buyers you know with the economy there are the short sales and the foreclosures and I do some of that, I'm hoping that goes away soon but I do some of that business but you know mostly its helping people in their first home and also you know the trade up homes and you know the different...

Interviewer: The whole gamut?

Rick Watkins...the whole gamut, yeah.

Interviewer: So are you involved in any organizations?

Rick Watkins: I am involved in you know the real estate organizations, SMDRA, which is the South Metro Realtor Association; The National Association of Realtors and also I do a little bit of volunteer work with, during the winter time with Arapahoe County's Santa Claus Shop, which is for people who are in need to get their kids toys and food boxes and stuff like that, so I do that a lot, during the end of the year when they have a little bit more time.

Mary Kay Irving: Thank you, nice to be here.

Interviewer: So you've been in real estate since 2005, correct?

Mary Kay Irving: Yes.

Interviewer: Tell me what areas you specialize in?

Mary Kay Irving: I specialize in Boulder County, so buying and representing sellers in Boulder proper as well as the outlying communities of Louisville, Lafayette to Longmont; sometimes I go out to Broomfield as well in the north metro area Thornton, Westminster.

Interviewer: Great. What advice do you have for buyers?

Mary Kay Irving: Well it's still a great time to buy, we've got historically low interest rates. I do specialize in helping first time home buyers and buyers relocating from out of state and my first recommendation for first time home buyers is to speak to a lender, first thing they should be doing is speaking to a lender. And then I always recommend that they buy, hire a buyers agent, this is completely free to them, buyers don't always realize that it's the sellers, the listing agent and the seller who pay the fee for their buyers agent, so it's a free service but it gives them the most protection, once they hire me as to represent them as their agent then I am legally obligated to advocate solely on their behalf and get them the absolute best deal.

Interviewer: Great. What about advice for sellers?

Mary Kay Irving: Sellers actually have a little bit of an advantage in this market currently because we have such a low inventory with the economic downturn, people had been holding off on selling and so right now because of the low interest rates we have a lot of buyers but not enough inventory, not enough property for them, so it's a great time for sellers and my recommendations for them would also be to hire an agent but to make sure that they get a pre-listing inspection done and so that they are not caught by any surprises of work that needs to be done and that the buyers will be asking them to do and also that they make sure, if they've got, money is available to look into getting a consultation from a stager, a professional stager, at the very least they need to be making sure everything is de-cluttered and arranged properly, so sellers who do hire a professional stager actually sell their homes much more quickly and for a higher price, for higher final sale price, so it's in their best interest to actually hire a stager.

Interviewer: Definitely. And what ways do you, would say that you stand out from other agents?

Mary Kay Irving: Well first of all I do not consider myself to be high pressure, I'm not a typical sales person, I'm really about, I come from a family of educators and my background is education and training, so I'm really passionate about providing knowledge to people, empowering them by giving them information to help them in making their own decisions. That's one way that I stand out and I also don't, I don't specialize in everything, I do what I do and I do it well, I don't try to be all things to everyone, so for example if someone is looking to either get a great deal through a short sale or just sell their home through a short sale, I don't do those myself, I've had training and experience in it but I know the experts in it and I refer it to those experts.

Interviewer: Thanks for joining us with Metro Brokers TV; I'm here with Greg Howard with Metro Real Estate Group. Greg thanks for joining us today.

Greg Howard: Nice to meet you.

Interviewer: So tell us a little about what an experienced agent, like yourself, does for their clients?

Greg Howard: Let's talk about the sellers at first. One of the things that we need to do is number one we need to get a listing with them to make sure that they are happy with what we are going to provide.

Then we need to start looking at all their documentation- "What does the buyer want?" Ultimately when a buyer comes and wants to make an offer on the property. We might look at surveys; we want to make sure that survey matches the property. We would look at appraisals to make sure everything is, zoning, to the taxes. We've gotten in several situations where we've actually received offers, actually made offers on property where the zoning didn't match, so therefore the appraisal didn't match and it was a long lengthy process.

Some of the other things that we want to do is may be talk about pre-inspections, maybe a pre-appraisal so that they have higher expectations and they see the worth of the property, so we can make a realistic price.

Interviewer: Definitely, well what would you say are some of the other things that you do upfront to make sure that, that things go well, go smoothly?

Greg Howard: We have the tough conversations. And the tough conversation is what it takes to sell a house- it's the right price. The aesthetic value of the property and being able to communicate to them that their $500,000 house expectation may be only $450,000... and that the wallpaper is pretty ugly and the colors don't match and the brass fixtures aren't really what a buyer is looking for.

So those conversations have to take place, as well as, when you're setting the price you need to give them a very clear idea of how price can affect the bottom-line. For instance if you're asking $110,000 for a $100,000 home, you're probably not going to get it, not in the beginning anyway. And if you do get it, it's going to be after a reduction to $105,000 and then it's going to be a reduction to $100,000 and then at that point somebody is going to say, it's been three and a half months on the market, they are desperate, let's offer $95,000. Whereas, if they'd started at $100,000 in the beginning or somewhere in that neighborhood, they are more likely to cut the time down and increase their bottom-line.

The other thing is, is when they are making the price adjustment. Let's say they do on a $110,000 for their home, why do they want that and is there a way for us to get to that, that may be the time when we have to bring in a stager to have a tough conversation to say, I know the carpet is only 25 years old, but it needs to be replaced, and for a $1500 maybe we can get a return of $2500. It may be that eventually get you up to the $110,000 range. So the tough conversations are about price and the aesthetic value of the home.

Interviewer: So do you think those are the most difficult things to communicate to a seller?

Greg Howard: Absolutely, I mean there are not many agents- I need to be careful of saying that... Let's just say that it's a very hard conversation for an agent to have when somebody says my house is worth $150,000 and you're looking at it and you know deep inside that it's only worth a $125,000 and you can't commit to the conversation that says... it's really not. It's not in their best interest for you to hold back.

If I have a fault it's going to be the honesty. I'm honest to a fault on being able to get these things done, if we go six months on a listing because I wasn't able to come to the table and tell them the truth, they are going to be frustrated, they are going to be mad, they are not going to refer me, and then the next agent has a huge foot up because they are going to come in and they would have already heard the story at least once, now it's the second time, and they'll make the adjustments and sell the house...and they won't be happy with me.

Interviewer: Now you work with buyers too right?

Greg Howard: I do, buyers are a whole different ball game. You basically have to protect the buyer and you need to make sure that the documentation that they have is worthy and the key for them is protecting them at all costs, I want to see their (pre-approved) loan docs, I want to make sure that the loan is the same, you can get a 3.5% loan, with one guy and a 3.5% loan with another guy- but they are not the same loan. They might be... but they are not and there's ways to evaluate that. Look at appraisals and things like that to make sure they are in the right area, and school districts, just listen to them.

Interviewer: Welcome to Metro Brokers TV, I'm here with Jacquie Taylor, with Taylor & Associates, so Jacquie tell us a little bit about your areas of expertise?

Jacquie Taylor: My specific areas of expertise include dealing with seniors, and those seniors who are active, seniors who want to move on to their next milestone in their life.

Interviewer: Do you feel that you have a certain area of expertise within the home buying or home selling that you focus on?

Jacquie Taylor: I focus on basically the seniors who are thinking about downsizing, and those seniors that are basically trying to either stay in place, or moving into other facilities. Things that are going to help them and will be easier for them to handle. That also includes all the different things that they need, such as, medical and physical needs, transportation needs, things like that. Just areas that they can actually start to really enjoy in a much more experienced way; of which they all seem to have had a great deal of experience in.

Interviewer: Wonderful. So, what things do you think impact seniors most these days?

Jacquie Taylor: Okay I would say, seniors are greatly impacted by medical and financial needs, and also their family needs, and those things really encompass quite a bit of need to, involve a family in a lot of their expertise, since the seniors are really very interested in making sure that their families are part of the program.

Interviewer: Tell me a little bit about what is happening in the market right now?

Jacquie Taylor: Okay the market right now, is really going through some very interesting changes, and has been over the last few years. The Shiller Index has been the one that's indicated that since, about a year ago, that would be about December of 2011, that it's only going up about 1.2 %, however in Denver which is the area that I work the most in, basically we are noticing since December of 2011, that basically that they've gone up 16.8 % in a one year period of time.

Interviewer: Great.

Jacquie Taylor: So it's really exciting for the market place.

Interviewer: Now you mentioned that you work a lot in Denver, are there other areas that you also focus on?

Jacquie Taylor: Oh, yes, yeah I focus on the areas that are Arapahoe County, Centennial, Parker and basically Littleton and those types of areas in the South Metro part of Denver.

Barclay Logan: Nice to be here.

Interviewer: Tell me a little bit about where you are located.

Barclay Logan: We are in Boulder. We work all around the Boulder area, so Lafayette, Louisville, the North Metro Area, Westminster, Broomfield, Longmont, Niwot; but the office itself is located in Boulder.

Interviewer: Okay great, and so, what makes your office special?

Barclay Logan: Well we have a nice personal touch. There are three brokers in our office and one assistant, so we work as a team on most things. We're able to give people special attention, not too big for our britches, so we like it that way. We like being able to give that extra attention to each and every client.

Interviewer: And what type of customers do you work with?

Barclay Logan: Well, anyone really- buyers, sellers, investors. It's not really so much the type of buyers, it's more the location. We specialize in the locations that I spoke of. You know, one day I'll sell a $100,000 condo and two weeks later sell a half a million dollar home and then sell a horse property. So really it's more the location than the actual client.

Interviewer: And so why did you get into real estate?

Barclay Logan: By accident really, what I did was, I wanted to invest in real estate, so I took a part time job just to earn while I learn. I used to run a construction company so I thought it was a natural progression but then it just kind of fell in my lap. I enjoyed what I was doing. The person I was working with let me work with some of the first time home buyers- which was very exciting. You know, when they got their first home they were doing cartwheels down the street, I just loved that and that was very exhilarating. So that got me hooked... that certainly got me hooked.

Interviewer: Right, tell me about what you enjoy doing when you are not selling real estate?

Barclay Logan: Well I have a family, so that keeps me busy. I have two small children, two small sons, so every once in a while I can sneak off to play a round of golf or do a hike by myself. It doesn't happen a lot. So usually it's stuff with the family, you know take the family to the lake, enjoy the Colorado outdoors- it's always sunny here, and I just love it here. So we try and get the kids out as much as we can but my job is pretty busy so... you know.

Interviewer: Definitely, tell me a little bit about what's going on in the Boulder housing market these days?

Barclay Logan: Boulder wasn't affected so much with the whole housing crisis. Of course it was affected... but it's such an idyllic place to live, that there was not a big drop off. So we've had a pretty steady market. Rates are really low, so that makes a huge difference. In fact, one big difference that's happened to the Boulder market is, rents have passed ownership as far as price, it's actually more affordable, at least in my area, to buy than to rent, because the rents have escalated a lot.

Interviewer: Interesting.

Barclay Logan: Yeah, so the rates have a lot to do with that too, because now your mortgage payments are a lot less. Rents have gone up and when you combine the two- it just makes so much more sense to buy. I tell all my first time buyers, if you have the ability to buy right now... buy! Why not? You are saving yourself a whole lot of money.

Interviewer: Hi I am Kerry White, and thank you for joining us on Metro Brokers TV. I am here with Norm Replin from Metro Brokers Home Sale Options. So Norm you're a Denver native, tell me a little bit about what you did before you became a REALTOR®?

Norm Replin: Well Kerry, first of all, I would like to thank you for having me. You know having grown up in Denver, I have seen a lot of changes. I've grown up in various Denver neighborhoods, actually the son of a home builder here in town and graduated from Colorado State University. I went on to attend the University of Tulsa, College of Law, where I ended up getting my law degree and returning to Denver.

From that point, I practiced law for a time being; actually working for Richmond Homes as their Associate Counsel but the real estate bug was pulling my heartstrings. I was also working as a land man too in the oil and gas industry, through which I gained some experience in the oil and gas industry, negotiating oil and gas leases. But ultimately, I gravitated back towards real estate and started selling real estate as a REALTOR® for a new home builder in the Genesee community- Genesee Homes, and gained some great experience in learning about new home construction in representing my clients now with the background that I gained from that experience.

From that point, I worked as a relocation counselor for a company called Server Relocation and worked as a relocation counselor helping their corporate employees, buy and sell homes and administering their corporate relocation benefits. And of course then I worked as a regular realtor and I have done all of that now for a period of about 20 years.

Interviewer: Great, well tell us a little bit about your company Home Sale Options?

Norm Replin: Well, Home Sale Options is a company that is premised on a little different business model and that different business model is based upon two thing:

First, I work more as a real estate consultant rather than as a boring salesperson. I don't try to sell people, I try to assess their needs and once I assess their needs, I will then develop options for them in terms of what service is best to meet their needs.

Secondly, I offer my services on an hourly basis, package basis or on a regular traditional commission basis. So my clients really appreciate the fact that I can offer them just selected services and I can save them a lot of money.

Interviewer: Perfect, now is that where the real estate consultant comes into, tell us a little about what that means?

Norm Replin: Well, real estate consulting is basically like I said it's not selling to, it's consulting with. So when a person wants to be consulted with they have questions regarding the real estate market, they would like to know whether or not they should move versus they should stay put in their home, I can help them make those decisions. If they have questions about over paying their property taxes, I can represent them in various matters that a lot of realtors may not have that experience or background to really do. So, I'll take my legal experience and push that as far as I can when consulting with people.

Hello, my name is Janet Thompson, and I'm with Thompson Daviau Realty, we are based in Boulder, we cover most of Boulder County and the surrounding areas.

I guess I should explain my accent; I'm not from Texas, I'm actually from England, and I moved here 21 years ago, originally just for three or four years, but loved it so much, found it really hard to leave the mountains.

I've been in real estate now for about ten years. I started originally with Coldwell Banker, and I felt like a really great training with Coldwell Banker, and during that time we worked out of the Longmont office, then eventually moved to Boulder, worked with Keller Williams in Boulder, and just in the last couple of years, I've started my own company with my partner Kirsty Daviau.

Most important to us, is to keep in touch with all the latest trends in the marketplace and to do that, we believe very strongly in on-going education.

Very early on in my career I learned that the CRS designation, a Certified Residential Specialist, was the highest designation a realtor could earn, and that's where I set my sights. So within two or three years of being in the business I earned that designation, I also have an ABR, which is an Accredited Buyer Representation, and these involve a lot of ongoing education and REALTORS® with these designations, I think are held to much a higher standard. We are much more experienced, and have a lot more to offer our clients,

I don't really specialize in any one particular kind of home, I specialize more in the county where I live, and we sell some very less expensive condominiums and also some very high end homes. Recently we sold a bank owned condo, that was priced under a hundred thousand and currently we have properties priced up to one and a quarter million. So we have a lot of experience with selling different types of homes, first time buyers people moving up, people moving down, older people wanting to downsize, young people whose families are growing and we feel we have the experience to just about help everyone.

We also have a lot of experience with people relocating in and out of the state, and having moved here 5000 miles away from England, and some are moving just a thousand or two thousand miles, we can really sympathize with them. And we know what's involved with moving schools, and moving homes and also starting over, we try to keep in touch with our clients locally and by hosting thank you parties for them, and getting together in different areas and hosting happy hours, so people from out of state can meet other people.

Also in a particular neighborhood, when we sell into a particular neighborhood, we will put those new buyers in touch with clients in the neighborhood.

Interviewer: Hi I'm Kathy Soltero with Metro Brokers TV, and today we are in the studio with Terry Gist, with Metroplex Realtors, Terry thank you so much for coming in and talking with us today.

Terry Gist: Thanks for having me today.

Interviewer: Tell us a little bit about your real estate career, tell us about yourself.

Terry Gist: Well I grew up in Aurora, I've been here since 1976. I went to school here; I went to college here, so I'm pretty much a Denverite.

Interviewer: Okay, and how about real estate, how long have you been in the business?

Terry Gist: I've been serving buyers and sellers in real estate since 1997.

Interviewer: Wow, so you have seen a lot of ups and downs in the market and that sort of thing.

Terry Gist: Absolutely.

Interviewer: And what locations do you focus on, are you pretty much in the Aurora area, or do you spread out across the Metro?

Terry Gist: All of Metro, I've sold from Colorado Springs up to Ft. Collins, but I'm primarily in Aurora and the Denver Metro area.

Interviewer: And real estate does take a lot of extensive education and that sort of thing, what sort of credentials do you have?

Terry Gist: Currently I have the GRI, and it's the mark of a real estate professional that's focused and committed to excellent service and we do take a higher standard of ethics with it.

Interviewer: That's right, and are you involved in any organizations or activities in your area?

Terry Gist: I'm involved in two of the Metro Broker committees, the marketing and the membership committees, at this time, for the last two years.

Interviewer: Okay and tell me what sort of involvement does that require?

Terry Gist: Well we do a lot of research in looking at what's going to happen, what changes are going to be made for Metro Brokers, for new members coming in, the marketing that we are going to do for the next year, and changes that we need to make to the budget to fulfill those commitments that we've committed to.

Interviewer: How have you felt that being a part of Metro Brokers has enhanced your real estate for you or for your customers?

Terry Gist: Well with Metro Brokers- I've never had (an agent) that I've ever had a conflict with, Metro Brokers work very well together, and I would say that with the high standard of ethics within the organization- we are all realtors. It's a good company, and all the companies are independent, but they absolutely work very well together, I've been with my office the entire 16 ½ years.

Interviewer: Oh that's awesome, that's kind of unusual for realtors.

Terry Gist: Absolutely, they move every two or three years.

Interviewer: How do you feel the market is going at this point? Do you think....things turn....

Terry Gist: Absolutely, it started to turn up, and I think it's going to be a sellers market soon, I'm hoping by next year.

Interviewer: It is kind of frustrating when you start to put in offers and you see multiple offers.

Terry Gist: Absolutely.

Interviewer: And if you are the seller, that's a good thing and on the other hand.

Terry Gist: Right.
