BrokerIPTV: Today, we are talking with Mark Footer, current member of the board for Metrolist and Owner/Broker of Intero Real Estate. Mark, thanks for being with us.
Mark Footer: Good Dan.
BrokerIPTV: New product for Metrolist or a new feature I should say, its called Walk Score and if people arent familiar with it, tell us what its all about.
Mark Footer: Well, Walk Score is a unique new feature, its available on the public website, REcolorado.com, and its a link. Consumers out there they search for a property, they come to the details page of a particular property they are interested in, and they are going to see bedrooms, baths, and then they are going to see a link to whats called the Walk Score.
BrokerIPTV: Okay.
Mark Footer: When they click on the Walk Score, its going to give them information on the walkability of a neighborhood, what amenities are close, schools, parks.
BrokerIPTV: See when I first saw this, I thought, "Well, this is kind of neat," you know because lets face it. You know over the last several years, people are concerned about how much they drive, whether its gas prices, energy prices, I mean before we all used to live way out in the suburbs and drive everywhere. Now, there is a movement for everyone to live in town and walk. So, if thats the case and you are looking for a property thats convenient to walk to, this feature would come in handy.
Mark Footer: Absolutely and its a quality of life issue as much as it is a savings issue. I found that there are certain segment of my buyers are looking for that experience where they can walk to the restaurants, they can walk to the shops, and where the Walk Score, it gives a rating, anywhere from below 50 would be car access only mostly, but then once you start getting up as high in the 90 scores, its saying it's walkers paradise. You can walk to... you can walk to work, you can walk to the metro stop, you can walk to school.
BrokerIPTV: This is very Web 2.0 of Metrolist. Its kind of really cool, but how does it work do you know? How do you calculate it?
Mark Footer: The folks that created the product came up with an algorithm; the algorithm takes into account the proximity as far as distance and the type of amenities that are available and they have patented it and it... I have tried it. It really does focus on the neighborhoods that have those amenities available.
BrokerIPTV: All right. For Denver Metro area for example, give me a couple of neighborhoods that have a high Walk Score?
Mark Footer: The LoDo District I think came up the highest with 97 and then followed by Capitol Hill and the Golden Triangle area, which are among the highest in the database. The Walk Score folks who created the database are in several cities. Denver is one of the highest for walkability and those are the highest neighborhood among the highest town.
BrokerIPTV: Yeah, Cherry Creek I imagine would probably be in there and...
Mark Footer: Cherry Creek is among the top four.
BrokerIPTV: I bet, okay. All right. Now, this is free, it doesnt cost, right.
Mark Footer: It doesnt cost anything, just as REcolorado.com is a service thats available to all of our members, this is just an additional service thats on top of that.
BrokerIPTV: All right. Now, its in MYmls for brokers and agents and its on REcolorado, is this going to be added to PrimeAccess?
Mark Footer: Right now its in REcolorado alone. It will be added to PrimeAccess in the near future. One of the neat things about it, its going to be a searchable field in PrimeAccess.
BrokerIPTV: Wow.
Mark Footer: So, say for example you have a client who really does want to be close to all those amenities, you can search for scores that are up there in the 90s.
BrokerIPTV: Yeah, you just select I want to see properties that have a high Walk Score.
Mark Footer: Correct.

Bloodhound Blog Unchained Vance Shutes and Web 2.0
BrokerIPTV: Good morning everyone. We are at BloodhoundBlog Unchained here at the Heard Museum in Phoenix, Arizona and Greg Swann just got done giving the opening speech for his event here and I am talking with Vance Shutes and Vance just want to look at some comments and what your thoughts are on Gregs presentation.
Vance Shutes: Gregs comments this morning I thought...what hit me the most was his comment about "Give me solid ground and a lever and I can move your earth" and truly, he gave us a lever today. We are already standing on solid ground.
BrokerIPTV: What are your thoughts on world Web 2.0? You work in a traditional firm, nontraditional or are you a solo agent?
Vance Shutes: I work in a traditional firm. The largest brokerage in Michigan and we are the largest office, independent office in Ann Arbor. There is a very small group of people within the office who are moving toward Web 2.0. There is a number of people who are stuck on Web 1.0 or don't know what web is and I intend to get ahead of the curve and catch as Brian Brady says.
BrokerIPTV: So some of the comments Brian made were really quite contrary to the ideals and models say of a traditional shop where you work. What are your feelings on that?
Vance Shutes: Well, there is certainly a dichotomy between the traditional world and the Web 2.0 world, but there is a lot of consistency between those two and I can operate a Web 2.0 business within a traditional brokerage. Although as Greg said, should there ever become a dissociation between the direction that I want to move and the direction that the broker moves, there is always that ability and flexibility to move right in.
BrokerIPTV: So, you have the feeling then the fees and money that you offer is in direct proportion a good value for giving up to your emperor .
Vance Shutes: I am pleased with that so far and one can see how perhaps that as costs for brokers move upwards that perhaps the pressure will become a little bit greater on me, but I also recognize that my brokers have done an outstanding job in managing those costs and keeping it such that there can be people of all technological levels working within the company.

BrokerIPTV: Hi everybody. This is Brian Brady for BrokerIPTV.com. I am here at the Heard Museum in Phoenix, Arizona on the last and final day of the BloodHoundBlog Unchained social media marketing conference sponsored by zillow.com and I have with me a local real estate agent here in Central Phoenix, Peter Eastman with Tara Realty. How are you doing today Peter?
Peter Eastman: I am doing great. This seminar is phenomenal.
BrokerIPTV: Great. I am glad you are having a good time at it. This is unique for us because...what has your web presence been up till today? Peter Eastman: I have had none, absolutely none.
BrokerIPTV: None?
Peter Eastman: None. Zero.
BrokerIPTV: Okay [Laughs]. What happened? I mean how come you haven't put together anything on the web for your practice?
Peter Eastman: I don't really cater to buyers and sellers. I am a broker and I cater to my agents that like to make money and they work as principals more than as agents.
BrokerIPTV: Okay, great. What have you learned? Do you think anything has to change with the way you have done things in the past?
Peter Eastman: I think things need to change a lot. Not having a web presence is just going to kill your business. The world is changing and everybody needs to become part of it.
BrokerIPTV: I think so. I mean obviously we put together this conference for that reason. What did you learn at the conference?
Peter Eastman: I learned a lot of really good things about how to setup a web site, what it will do for you. I have made long lists in my notes and I need to go on the website and search all these things out and learn, so that in the next week or month I can actually put up my own web page and actually in my sleep last night I was designing about three different web pages and how to do it.
BrokerIPTV: Really? Okay, well that is good. I mean what action will you do? How long will it take for you to get this together?
Peter Eastman: I think within a month or so I will have at least two or three pages going up.
BrokerIPTV: Excellent. So, was the conference worth the fee. Did you learn enough to get you going?
Peter Eastman: Oh, I think the first morning I learned enough for everything I paid. It was phenomenal.

Matthew Hardy: It is good to be here.
BrokerIPTV : Great to have you here on BrokerIPTV. So, you are just there with Greg Swann, listen to his opening announcement, and what are your feelings, what is your take on Greg's thoughts and views?
Matthew Hardy: Greg Swann I believe has a better understanding of where the real estate industry is going than most people out there right now. Greg has a perspective on understanding that this is a bottom up industry, that the individual real estate agent, their ability, their ability to own their own technology, to own their own systems, to own their own approach to business, is what is changing the entire industry. It is wrapped up in this thing called Web 2.0, but it is all based upon the idea of control and the power for the individual real estate agent to do what they want to do for their business.
BrokerIPTV : Yeah Unchained - break the shackles, makes perfect sense.
Matthew Hardy: Absolutely. There are large institutions, there are large organizations in this industry that want to dictate to real estate agents how they should do things, how they should sort of let go of their data and not really control their future, but this is all about using the Internet to communicate with the public at large, a value proposition and to have the data backup if you will to assure those people through to completion of the sale.
BrokerIPTV : Great. Excellent comments Matthew. What type of firm do you work for, what do you do, what is your niche?
Matthew Hardy: I am CEO of a real estate software company www.GETRESTNOW.COM and what we do is we provide real estate software where the agents actually get to control their own data. They can publish the data on a website, they can have people interact with their data via a website, but they own all of their own data on their own servers and do not have to relinquish control to somebody else.
